The community offers four primary floor plans:

• Studio: 1 Bath (467 square feet)
• 1x1: 1 Bedroom, 1 Bath (595 - 780 square feet)
• 2x1: 2 Bedroom, 1 Bath (950 square feet)
• 2x2: 2 Bedroom, 2 Bath (1,050 - 1,350 square feet)

Pricing Average:

• 1 Bedroom: starting from $2,242.00 per month
• 2 Bedroom: starting from $2,558.00 per month

Inclusions: Base rent primarily covers the physical apartment structure and access to standard building spaces. It does not include utilities, parking, mandatory renter's insurance waivers, or community billing fees, which are all added as monthly line items.

In-Unit: Stainless-steel appliances, white quartz countertops, wood-style flooring, marine-inspired backsplashes, roller shades, oversized windows, and private patios or balconies.

Community: A swimming pool with a sundeck, a fitness center, business center, barbecue grilling stations, multiple laundry/clothing care centers, a private swim platform, and a green-friendly composting/recycling system.

Friendliness: The community is pet-friendly for up to two pets per household.

Costs: Requires a $300 refundable pet deposit, a $50 monthly pet fee, and a $25 - $30 annual pet screening.

Restrictions: No explicit weight or height limits apply, but aggressive/vicious breeds are strictly prohibited. This includes Pit Bulls, Rottweilers, German Shepherds, Doberman Pinschers, Chow Chows, Akitas, and Huskies (purebred or mixed).

Options: Lease durations feature flexible terms based on current community expirations.

Short-Term Options: Short-term leases are available but require a $300.00 monthly premium.

Methods: Tours can be scheduled directly online through the official Lakefront on Washington Website or by contacting the management office via phone at (206) 219-0752.

Fees: A non-refundable fee of $63.50 per applicant (ages 18+) plus a $5.95 online processor convenience fee.

Holding Fees: To hold an apartment, a $300 fee is required. It is fully refundable if canceled within 72 hours of approval.

Requirements: Applicants must undergo credit, rental, and criminal history checks. Gross household income must be at least 3.0 times the monthly rent.

Deposits: Standard security deposits are $500, but conditional credit approvals can raise this to 1/2 month or 1 full month of rent.

Resident Parking: Available through the Reliant Parking system for an annual fee of $25 per approved vehicle.

Guest Parking: No guest parking on site.

Directly Billed: Electricity must be set up through Seattle City Light and Gas through PSE before moving in.

Sub metered/Allocated: Water, sewer, and trash are managed by a third-party billing company. Water and sewer charges vary seasonally (allocating a higher percentage from June to August) and feature a $5.00 monthly billing fee alongside a $5.00 set-up fee.

Features: We do not have any gates.

The community is served by the following Seattle Public Schools:

• Edmonds S. Meany Middle School
• Garfield High School

Roadways: The property sits just a few miles from Interstate 5 (I-5) and Interstate 90 (I-90), providing quick driving routes across Seattle or east to Bellevue.

Transit & Biking: Bike-friendly roads surround the area, and local public transit lines regularly service the immediate neighborhood corridor.

Located right in the Leschi neighborhood, residents can easily access:

• Groceries: Leschi Market for immediate needs, alongside a nearby Walgreens.
• Dining/Coffee: Local options include BluWater Bistro, Meet the Moon, Starbucks, and QED Coffee.

Parks: Located immediately next to Frink Park and Leschi Park trails.

Beaches: Madrona Park Beach is just a short trip north for sand and swimming.

The most distinct aspect of Lakefront on Washington is its direct waterfront positioning on Lake Washington. It features an on-site moorage with 15 rentable private boat slips ($280/month) and a private lakeside swim platform, providing an outdoor, resort-style living experience that is nearly impossible to replicate elsewhere in central Seattle.
